Like-for-like rebuilds (same footprint, same square footage, same height) typically move through plan check in three to five months. Custom redesigns or expansions usually run six to nine months. We track every submission and handle revisions directly with the plan checker.
Many Palisades properties fall under the hillside ordinance or are partially within the Coastal Zone. Both can add review steps and time. For like-for-like rebuilds, several of these requirements are streamlined or waived under the fire-recovery framework. We will identify which apply to your specific property during the consultation.
